Under One Roof

Design + Mission Unite Two Companies in One West Chester Office

Architectural style defines a space. The natural wood beams, clean lines and distinct dormers of the office that houses Prodigy Title Agency and Perrino and Daly Law office are an unmistakable match to the people and work done inside it. These two businesses unite under one gabled roof to eliminate stress and handle title and legal situations with collaboration and confidence. 

Just off the Eagleridge roundabout in West Chester, you’ll find the shared office with an exterior that resembles a picturesque home, its wide porch extending a warm welcome. The 7,000-square-foot space supports the mission of the two companies that share it: to provide excellent title and legal services, elevating the experience for clients at an affordable price. When they opened the doors to the new office in 2020, they relocated from Beckett Office Center where they started in a 480 square-foot office space. 

Prodigy’s lobby is anchored by a towering fireplace. It is warm and inviting, a greeting echoed in the genuine spirit of Nick Perrino, president and lead attorney for Prodigy Title Agency. Perrino leads an experienced team of 18 to pave the way for closings, the final step of real estate transactions. Now celebrating its 24th year, Prodigy offers expertise in navigating a complex system. 

“Over the years we’ve understood that closings can be very stressful,” Perrino shares. “We designed this place with that in mind, to make it simpler for people and make them more comfortable with the process. We want to make it a celebratory moment instead of a dreaded one.”

Clients gather around important documents in one of two spacious conference rooms that flank the lobby. The high ceilings and flood of natural light create a peaceful setting in which to conduct business. 

Upstairs, behind the second-floor dormers, you’ll find the office of Partner and Attorney Kenneth Daly. Daly is a Lakota East High School, Ohio University and University of Cincinnati Law School alumnus and has been named as a “Top 40 Under 40 Litigator” by National Trial Lawyers magazine. His office offers an intimate conference space for private meetings. Daly partnered with Perrino in April 2023 to found Perrino and Daly Law. 

Perrino has known Daly since he was a neighborhood kid and family friend.

“I was extremely excited to come onboard,” says Kenneth.

“We watched Ken grow,” explains Perrino. “He was always one of the hardest working kids and he was a wrestler—I was a wrestler. That work ethic is what we bring here. He’s fantastic.”

Now the partners wrestle with the needs of their clients. 

“We’ve grown and added services as the community needs have changed,” says Perrino. 

“The purchase or sale of real estate often triggers a range of legal needs and desires with which our office is well-equipped to assist. We routinely aid clients with contract drafting, review and negotiations, estate planning, creating LLCs, resolving title issues and ownership disputes and much more,” Daly adds.

The hub of the office is the main floor’s open-concept office space, affectionately known as “The Pit.” There are a lot of moving parts in play before a real estate transaction comes across the finish line. The design of this area allows for collaboration between team members who are working together toward each closing. Small tables and chairs are situated around the space, seating vignettes at the ready to host impromptu meetings. 

“Our system was curated to allow each person to become an expert at a specific part of clearing a title, while double checking everything along the way,” says Perrino. “We’ve found incredible success rates with this. We’re able to catch and solve issues early, work ahead of schedule and ultimately provide smooth closings for everyone involved.”

An oversized Connect Four game, stocked kitchen and entertaining patio at the back of the building show the playful side of the close-knit team that enjoys working and playing together. Most of the staff has been with the company for more than a decade. 

Perrino and his wife Pam have been devoted to the West Chester community since they purchased their first home here in 1992, raising two sons and building a business here, an integral part of the exponential growth of the area—all bringing much joy and pride. 

“This is our home and we have grown with and will continue to support it in the future,” Perrino says. “We’re here to stay.”
