From Renting in Ogden to Owning:

How One Financial Step Changes Everything

Homeownership in Utah has become a moving target.

Between rising interest rates, tight inventory in Weber County, and down payment requirements that feel impossible on a single income, a lot of Ogden renters have quietly given up on the idea of buying. They've decided it's just not for them right now — maybe in a few years, maybe never.

I want to challenge that thinking. Not with optimism, but with a plan.

The Gap Between Renting and Owning Is Smaller Than You Think

Most people assume the barrier to homeownership is a down payment they'll never save. But in my experience working with buyers in the Ogden and Salt Lake City markets, the more common barrier is a combination of three fixable things:

  1. A credit score that isn't quite there yet

  1. A debt-to-income ratio that disqualifies current loan applications

  1. No clear roadmap to change either one

None of those are permanent. Every single one has a timeline attached to it — if you know what you're working toward.

What a 12-Month Path to Homeownership Looks Like

Here's a simplified version of what I build with clients who want to buy within a year:

Months 1–3: Get the full financial picture. List every debt, income source, and monthly obligation. Build a zero-based budget. Identify where cash flow is leaking. Most clients find $200–$400/month they didn't know they had.

Months 4–6: Start accelerating debt payoff using the snowball method — smallest balances first, then roll those payments into the next. Credit utilization drops. Scores start climbing. Meanwhile, a dedicated savings account for the down payment opens and gets funded automatically every payday.

Months 7–12: Credit score is trending upward. DTI is more favorable. Down payment is growing. Now we start having real conversations with lenders — from a position of strength, not desperation.

Why It Matters That I Do Both

As both a Certified Ramsey Coach and a licensed Utah Realtor, I sit at the intersection of financial coaching and real estate in a way that most professionals don't.

I'm not going to tell you to rush into a home you can't comfortably afford. I'm also not going to let you talk yourself out of buying a home you're actually ready for.

That honest middle ground — the one built on your actual numbers — is where good decisions get made.

The Ogden Market Isn't Going to Wait

Weber County remains one of the more affordable entry points into Utah real estate. That gap between Ogden and Salt Lake City prices won't last forever. If homeownership is something you want, the best time to build toward it is now.
